1. It is a spacious 1 bed flat, suitable for couples, with a double bed in the bedroom. The bedroom has fitted wardrobes with plenty of hanging space and draws. The bathroom has an electric shower, toilet and wash basin. The lounge/diner is well equipped and the kitchen has a fridge with freezer compartment, microwave oven and halogen cooker. This flat is NOT SUITABLE FOR CHILDREN.

3. No smoking inside the property 
4. 1 car park space is included
5. The property is heated by fixed electric radiators
6. There is a small patio and communal grassed area to the rear. No barbecues. Garden chairs are provided.
7. Bed linen is provided together with two hand towels and two bath towels. In addition a hand towel and tea towels are provided in the kitchen.
8. There is a hi-fi, tv and video in the flat.
9. Electricity is charged for from 1/9 to 30/4 based on meter readings.
10.  There is no games room.
11.  There is an automatic washing mahine in the utility room.
12.  This is a peaceful block so noise needs to be controlled and outdoor activities cease by 11pm and not recommence until after 8am.
13.  The flat is within walking distance of all local amenities, shops, bus station, steam railway, bars and restaurants.
14.  Weekend lets are available.
15.  Guests are asked to leave the apartment clean and tidy and if they don't a charge will be made for cleaning.
16.   A £50 non-refundable deposit will be required on booking, with the balance payable 8 weeks in advance. Guests should arrange their own holiday  

                insurance as the deposit / full amount will not be refunded in any circumstance.

* Prices for Christmas and New Year are dependant on number of days and were they fall over the holiday period. As a guide the weeks cost between £350 - £400 with the ten days of Christmas and New Year costing £550.
